Why doors fail

One Failed Part Puts the Whole Door Out of Balance

A sectional garage door weighs anywhere from about 100 pounds for a single steel door to well over 300 for an insulated double door. Springs counterbalance that weight, cables and drums do the lifting, and rollers keep it in the track.

When one of those parts wears out, the others start carrying load they weren’t designed for. That’s why a door that has been noisy for months can suddenly stop working.

  • We check spring balance, cables, drums, rollers and hinges
  • Track alignment, opener force and the safety reversal
  • A straight answer on what needs attention now and what can wait

What we repair

Every Moving Part of Your Garage Door

From the springs above the door to the seal under it. Spring repairs have their own page because they’re the most common call we get.

  • Cables, Drums and Bearings

Lift cables wrap around drums at each end of the torsion tube and carry the full weight of the door. When a cable frays or a drum wears, the door can drop on one side or come off track. We replace cables in pairs, inspect drums, end bearing plates and the center bearing, and replace a bent or worn torsion tube when needed.

  • Rollers and Hinges

Stamped steel rollers with exposed bearings are the most common cause of a noisy door. We replace worn rollers with sealed nylon or steel rollers sized for your track, and swap cracked or stretched hinges before they let a section separate.

  • Track Repair and Alignment

Vertical and horizontal tracks have to be parallel, plumb and securely fastened. We straighten minor bends, replace kinked sections, reset brackets and adjust spacing so the rollers run without binding.

  • Crooked and Off-Track Doors

A door that has jumped its track is under uneven tension and can fall. Please don’t run the opener or try to force it back. We secure the door first, find out why it left the track, then reset it and replace what failed.

  • Panel and Section Replacement

If one section is damaged and the manufacturer still makes a match, replacing the section is usually less expensive than a new door. We identify the door model, order the matching section and swap it in. If a match isn’t available we’ll tell you and walk through the options.

  • Reinforcement Struts

Wide doors, especially those with an opener pulling on the top section, can bow over time. Steel struts installed across the sections stiffen the door and protect it from cracking.

  • Bottom Seals and Retainers

The rubber seal along the bottom edge keeps out water, leaves, pests and drafts. We replace worn seals and corroded or bent aluminum retainers, and check the side and top weatherstripping while we’re there.

  • Tune-Ups and Adjustments

Lubrication, hardware tightening, spring tension and opener force adjustments, and a full safety test. A tune-up is a good idea after any repair and once a year after that. See garage door maintenance.

Safety first

Repairs to Leave to a Technician

Torsion springs and lift cables hold enormous stored energy. Adjusting them without the right tools and training is one of the most common causes of garage door injuries.

  • Springs and winding conesNever loosen the set screws on a torsion spring cone.
  • Cables and bottom bracketsThe bottom bracket is under full spring tension.
  • Doors off their tracksAn off-track door can fall without warning.
  • Opener force settingsOver-tightened force defeats the safety reversal.

Repair or replace?

Most Garage Door Problems Are Worth Repairing

Springs, cables, rollers, hinges and openers are wear parts, designed to be replaced over the life of the door.

It may be time to consider a new door when several sections are damaged, the steel is rusted through along the bottom, a wood door is rotting or warped, or replacement sections for your model are no longer made. We’ll tell you plainly which way we’d lean.

Garage Door Repair Questions

Quick answers to common questions. Don’t see yours? Call (615) 500-0326.

How much does garage door repair cost?

It depends on the part and the door. A roller replacement and a spring replacement are very different jobs. We give you a clear price for the repair before starting, so there are no surprises.

Can I use my garage door if a cable or spring is broken?

No. With a broken spring or cable the door is out of balance and can fall or come off the track. Leave it closed if you can, keep people and cars clear, and call us.

Do you repair all brands of garage doors?

We repair the standard residential sectional doors found in most Middle Tennessee homes, regardless of brand. For panel replacements we need to match the original manufacturer and model, which we identify on site.

Is it worth repairing an older garage door?

Often, yes. Springs, cables, rollers and openers are replaceable parts. If the sections themselves are rusted through, warped or no longer available, replacement may make more sense. See garage door replacement.

What should I do if my door is stuck open?

Don’t force it or keep pressing the opener. If it’s safe, unplug the opener and keep the area clear, then call us and describe what happened. See emergency garage door repair.
